  • Our Process & Philosophy

Designing with clarity, collaboration, and peace of mind.

At MML Architect, we see architecture as a partnership. Our philosophy is simple: bring meaningful value to every project while providing exceptional service and peace of mind to our clients.

We know the permitting process can feel overwhelming. That’s why we make it our mission to guide clients through each step with clarity and confidence. By starting every design with the most current Planning and Building codes, we reduce uncertainty and keep projects moving forward efficiently.

Collaboration is at the heart of what we do. We involve our clients throughout the design and permitting process, listening carefully to their feedback and respecting their goals and budget. The result is a design process that feels transparent, supportive, and tailored to each client’s unique vision.

Our goal is not only to deliver thoughtful, code-compliant designs, but also to make the journey to building them as smooth and rewarding as possible.

Principal Architect

I’m My My Ly, Principal Architect and founder of MML Architect. I’ve been practicing architecture for over 20 years, starting at Gabriel Ng Architects, where I spent 13 years, and later co-heading Schaub Ly Architects for 4.5 years. Along the way, I became a licensed California architect in 2011.

After working on a wide range of projects, I started this firm to focus on what I enjoy most—helping homeowners bring their vision to life. I love guiding clients through the design and permitting process, making it as clear and stress-free as possible.

I grew up in the Bay Area and have lived in San Francisco for the past 17 years. I speak Vietnamese and currently live in the Sunset District with my husband and our two young children. Outside of work, you’ll often find me reading, cooking, practicing modern calligraphy, taking nature walks, or snuggling up with my kids and a good book. I’m also a bit of a wellness geek and love exploring healthy lifestyles.
